<h5 class=”wp-block-heading” id=”h-rental-rules-contract-terms-and-conditions”>Rental Rules & Contract / Terms and Conditions</h5> 1. CHECK-IN/CHECK-OUT: <ol start=”1″ style=”list-style-type:upper-alpha”> <li>In consideration of the housekeeping staff, please do not arrive and wait at the home earlier than your scheduled check-in time. Also, please leave before your scheduled checkout time. You can request to drop off your bags in the unit while cleaning is underway. If possible we will allow you to do so.</li> </ol> Arrive between 4:00 PM – Flexible Leave before 11:00 AM B. Please do not forget all personal belongings. If you forget any personal items and would like them shipped back to you, there is a $30 handling charge, plus the cost of shipping. 2. HOME AMENITIES: Amenities provided for the maximum guests allowed in the unit. 3. TOWELS/LINENS: Are provided for all guests. We do not permit bath towels and/or linens to be taken from the home. 4. THIS IS A NON-SMOKING/PET FREE home: Smoking is allowed outside only. Your damage deposit may be forfeited if there is any evidence of smoking and/or pets inside the home, or any debris left outside on the property. 5. We will rent to students & singles under 21 years of age only if accompanied by an adult guardian or parent, or upon prior disclosure and approval from the HOA. 6. DAMAGE DEPOSIT: A $750 damage deposit will be processed on your credit card as a pre-authorization/hold upon arrival. The damage deposit will be cancelled automatically within 3-5 days after your stay depending on your banking institution and provided the following provisions are met: <ol start=”1″ style=”list-style-type:lower-alpha”> <li>No damage to home or content of home</li> <li>All debris, rubbish, and discards are placed in refuse containers outside.</li> <li>Key is left (per later instructions)</li> <li>No missing or damaged items</li> </ol> **The damage deposit will be forfeited if the home is left excessively dirty** If you cause any damage that exceeds your damage deposit amount, you are still responsible to cover any and all costs. 7. CANCELLATIONS: A sixty (60) day notice is required for cancellations. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a $50 cancellation fee. Cancellations or changes that result in a shortened stay, or that are made within sixty (60) days of the arrival date, forfeit the full advance rental payment. Early departure does not warrant any refund of rental fees. In the event of a cancellation within 60 days of arrival, If the same cancelled dates are later booked by another party, one-half of all fees will be refunded in full, with the exception of the cancellation fee. 8. OCCUPANCY: This home sleeps up to 10 in beds. Larger groups are welcome, but arrangements must be made in advance. 10. STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. We do not refund due to road conditions (with the exception of road closures), weather conditions or smoke from controlled burns or forest fires. The owners of this homeare not responsible for accidents, injuries, or illness that occurs while on the premises. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises others whom they invite to use the property. 11. In the unlikely event that an item or items is missing or damaged, the replacement cost of the item(s), plus a $20 service charge, will be taken out of the damage deposit. 12. No events, such as weddings, receptions or other formal gatherings are allowed without prior permission. If allowed, there are associated fees that must be paid in advance. ⚠ ⚠ IMPORTANT ⚠ ⚠ -No parties or big gatherings: They are strictly prohibited. Violation of this rule will result in the forfeiture of your FULL security deposit and booking cancellation – Lost Key: If a key is lost, a charge of $100USD per set will be applied. – Damaged or missing Items: Any damages or missing items to the unit will be reported by our Cleaning Professionals and invoiced accordingly. Assuming no damages or violations have been incurred, the held deposit will be released within 3 to 5 days post-departure, depending on the payment processor. I agree that all rental monies are non-refundable per cancellation policy above. By signing below, I agree to all terms and conditions of this agreement.
